A MESSAGE FROM SAGUN: AUSTIN IS FULL OF CONTRADICTIONS

We’re growing fast… but also slowing down.

We’re expensive… but still cheaper than Cali.

We’re a tech hub… with tacos on every corner.

Austin is weird, but it works. And each week, I’m here to break down what’s actually happening beneath the headlines — the stories, the trends, and the moves that affect your life in this city.

Let’s get into it.

🌮 SOUTH LAMAR GETS A TACO GLOW-UP

Three new taco spots just opened within a mile of each other on South Lamar, and they’re already drawing lines out the door:

  • Vaquero Taquero opens its third location with Yucatán-style cochinita pibil

  • La Popular Tacos brings upscale Mexico City vibes with house-made tortillas

  • El Chilito’s Lamar Outpost launches 24-hour breakfast tacos for the night owls

Locals say it’s becoming “Austin’s new taco triangle.”

I say challenge accepted.

🏢 TESLA EXPANDS IN EAST AUSTIN (AGAIN)

Tesla just filed permits for a massive warehouse and parts distribution center on its GigaTexas campus. The plan includes:

  • 500,000+ square feet of space

  • 24/7 operations with over 1,000 new jobs

  • EV delivery infrastructure expansion for Central Texas

This is Tesla’s 4th major expansion here since 2022. Safe to say… Elon’s not done with us.

🏘️ RISING RENTS IN “AFFORDABLE” ZIP CODES

A new Yardi Matrix report shows rent spikes in areas once considered affordable:

📍 78744 (Franklin Park/Southeast) – up 9.2% YoY

📍 78745 (South Manchaca/Garrison Park) – up 7.8%

📍 78723 (Windsor Park/Mueller adjacent) – up 6.4%

These neighborhoods used to be budget-friendly alternatives to the East Side. Now? They’re catching up fast — especially as more people seek walkability and access to transit.

🎭 MOODY AMPHITHEATER DROPS SUMMER LINEUP

Get ready for a summer of live music under the stars — the Moody Amphitheater just dropped their 2025 season lineup:

  • June 14 – Hozier

  • July 4 – Austin Symphony Fireworks Show

  • August 22 – Khruangbin with special guests

  • September 7 – Paramore (yes, still iconic)

Pro tip: Lawn seats go fast. Pack a blanket, and show up early.

🌊 CENTRAL TEXAS BRACES FOR WATER SHORTAGE

LCRA officials warn that Central Texas may face mild water restrictions by mid-summer if lake levels continue to drop:

  • Lake Travis is currently 52% full

  • Highland Lakes down overall by 11% compared to last May

  • Increased demand + lack of spring rain = early conservation talks

Austin Water is already reviewing Stage 1 drought prep, so you may want to start getting used to “shorter showers” alerts again.
